- It starts with street appeal. You’ve got one chance to make a first impression. Clean up your yard, mow the grass and pull any weeds. Spruce up the landscaping.
- If necessary, buy a new storm door and consider putting in a new light fixture in the entryway.
- Make sure your house is clean and smells fresh. Shampoo or replace carpeting. Put on a fresh coat of paint. Take care of any pet odors.
- Unclutter the house. Nowadays you can get professional organizers to help you with that.
- If you’ve got a lot of family pictures on the walls, pack them away.
- I can always show people how to spend $1,500 to get an extra $10,000. The idea is to make your apple the shiniest on the block. Make people want to take it.

- Study your neighborhood. It’s important that the listing price be comparable to similar homes in the area.
- Make sure your house is in presentable condition: clean, fresh-smelling and well-maintained.
- Find an agent who will place your home on well-known Web sites such as remax.com or REALTOR.com.
- Select an agent who will advertise your home as widely as possible.
